We weren't initially focused on generating immediate rental income, viewing the property more as a long-term investment that could grow in value over time in Puglia’s thriving real estate market.

However, the escalating tourist influx to Puglia, marked by a significant increase in 2023, prompted us to reconsider. That year, Puglia welcomed approximately 5.4 million visitors with 18.4 million overnight stays, a remarkable increase from the previous year, indicating a burgeoning interest in the region. The presence of foreign tourists, which accounted for 30.8% of all tourist stays, surged by 21.1% compared to 2022. Based on the data we have for the first half of 2024, there is double-digit growth in foreign visitor numbers compared to the same period last year, with international visitors now accounting for forty percent of total arrivals. This solidifies Puglia’s position as a consolidated international destination, attracting a diverse and growing audience to its rich cultural and natural offerings.

This data underscored the untapped potential of our property, aligning with the region's trajectory towards becoming a premier tourist destination. This realisation led us to list Masseria La Calma on various prestigious platforms, albeit selectively, to align with our property's upscale positioning and avoid the low-price saturation observed on platforms like Airbnb.

When preparing Masseria La Calma for the rental market, we aimed to be strategic about our timing and the platforms we selected. We initiated our marketing efforts later in the tourist season, launching our own website and listing on Italian Style Villas by the end of March 2024. Following this, we explored more exclusive platforms. Le Collectionist, known for its high-end properties, was an ideal fit but required a minimum rental price we hadn't reached yet. We anticipate revisiting this opportunity after expanding our property with additional accommodations. Additionally, we connected with Stay One from the Mandarin Oriental group and by late May, were also featured on Oliver’s Travel, a leading choice for UK vacationers.

Our decision to initially avoid Airbnb was due to its saturated local market, where low pricing dominates due to widespread listings by local owners often not declaring their income, which depresses prices and devalues the rental market’s quality. Instead, we focused on platforms that catered to a more discerning clientele, ensuring our villa was positioned among the best.

By selecting platforms that aligned with our property’s luxury and exclusivity, we maintained the high standard we set for Masseria La Calma. Navigating the rental market presented several challenges, particularly the saturation of low-priced listings on the most popular platforms like Airbnb and Booking.com. Many local properties are listed by owners who inherit their properties and manage them without professional oversight, leading to a market flooded with options that vary widely in quality and price. Many property owners rent 'off the books' to avoid the 24% direct tax, leading to a significant underreporting of income to the Agenzia dell’Entrate. Additionally, these properties are often inherited and self-managed, resulting in varied levels of upkeep and design that are evident in their online advertisements. This inconsistency drives owners to significantly undercut prices to attract tenants, saturating the market on the most whide stpread platforms. To combat these challenges, we eventually still decided to list on Airbnb to increase our exposure but took additional steps to differentiate our property. We started an Instagram page for Masseria La Calma, inspired by advice from our friend Mimi Ikonn, emphasising the importance of a strong social Instagram presence. Despite our initial personal reservations about using social media, the platform proved invaluable. The visual appeal of our property, highlighted through well-designed posts and stories, attracted attention and direct inquiries, complementing our listings on traditional rental platforms.

These efforts paid off, allowing us to navigate the market's challenges effectively and begin receiving bookings. Through proactive strategy and leveraging multiple marketing channels, we managed to carve out a niche for our villa in a highly competitive environment.

We secured our first booking via our website in early June for an 11-night stay in July. By mid-June, two additional bookings were confirmed—one for seven nights and another for five, with one through Airbnb and another through our site. July brought another five-night reservation for August, summing up to a total of 28 nights booked out of the 61 available from July 1 to August 30. Our four-bedroom Masseria, complete with four bathrooms, an external kitchen, and an entertainment area by the infinity pool, proved highly attractive for guests seeking a luxurious Puglian retreat.

Managing the villa rental ourselves, we capitalized on my background in hospitality to optimize operations, utilizing a local team of cleaners, gardeners, and handymen, which saved us significant management fees. Operational costs, including necessary updates like the addition of air conditioning units, were substantial yet well-justified, ensuring guest comfort and maintaining high standards.

The fiscal responsibilities included a 21% tax, with our strategic self-management leading to a commendable net margin. Despite a limited rental window of 61 days due to personal use of the property, the yield was competitive - we achieved a 3% to 4% - and we shall see next year when we will rent it out compared to more traditional investment avenues, highlighting the unique benefits of investing in Puglia's burgeoning rental market.
